PROFESSIONAL SERVICES

Jansen Consulting offers the following services to guide you through the design process:

 

  • FREE INITIAL CONSULTATION 
    During the initial meeting, we view your property or home, discuss your needs and desires as well as design ideas and design concept. In order to establish a rough and realistic budget, you need to have photos, sketches or notes outlining your vision available. 

 

  • DESIGN ESTIMATE
    We provide you with a detail quote for design and drawings services based on the initial consultation. Once the quote is accepted, the design process can begin.

     

  • FIELD MEASUREMENTS
    This phase involves documenting the property, gathering pertinent data, taking full measurements, photographs and arranging a site survey if necessary.

  • ZONING BY-LAW RESEARCH
    We research municipal by-laws pertaining to set-backs, floor space, footprint ratios, height, zoning restrictions and land use.

 

  • PRELIMINARY DESIGN
    The preparation of preliminary design drawings includes floor plans and elevations. You can then review, mark your changes and return the design for alternations. This design process can take several weeks – it depends on the complexity of your design vision and compliance with municipal by-laws.  

 

  • CLIENT REVIEW MEETING
    A meeting is set up to review and refine the preliminary design drawings. Communication is important during the design process and it shall continue until you are completely satisfied with the plans and comfortable with projected construction budget.

 

  • DESIGN REFINEMENT
    Once you are satisfied with the design, final drawings can be completed in AutoCAD format.

 

  • WORKING DRAWINGS
    Next, we prepare full working drawings and provide blueprints. This can include the addition of electrical, mechanical, municipal drainage and septic systems and other construction related details. This process can look to you time consuming and progress may seem slow – but be assured this crucial work will save you time and money down the road. You, the builder and the hired trades will appreciate the time and detail that has been put into the working drawings. Once you receive the blueprints, have your contractor review them and ask for precise pricing estimates and time lines.

 

  • PERMIT PROCESS
    The working drawings are produced in compliance with the current Ontario Building Code and municipal by-laws for the issuance of building permit. If your home is in an established community, a special permits and / or Committee of Adjustment approval may be required. The usual time line for Committee of Adjustment approval is 6 to 8 weeks.  

 

  • CONSTRUCTION PHASE CONSULTATION
    As required, we facilitate clear communication of the design concept amongst you, your builder and the municipality. If contracted, we will prepare a detailed project management plan, along with construction consultation and on-site supervision.
